We focused on creating an entertaining and healthy community for our residents at Bellflower Friendship Manor. With the addition of a movie theater, dog run, putting green, art room, library, game room, and barbecue grills, we elevated the quality of living for its residents. Additionally, we promote a healthy lifestyle for the residents with a community garden and wellness office. With features like enhanced security systems, computer rooms, and wi-fi connectivity, Bellflower Manor became a modern residential community.
This rehabilitation represents us at our best, bringing parties from all corners of the economy together for a common cause. In Bellflower, we teamed up with L+M Development Partners to buy the aging apartment building, which was built in 1973, from the nonprofit Bellflower Friendship Church and turned it into a modern facility. The project cost approximately $32 million with $7 million in renovations. It included contributions from the U.S. Department of Housing and Urban Development, California Tax Credit Allocation Committee, Housing Authority of the County of Los Angeles, California Debt Limit Allocation Committee, WNC & Associates, Financial and Other Partners Red Stone, Google, Deutsche Bank, Renovation Influencers Foundation for Affordable Housing, FPI Management, Embrace, City of Bellflower, Bellflower Friendship Church, Castle & Gray International, Irwin Partners Architects, United Renovations Specialty Group and us.
A comprehensive energy assessment was performed by Energy Partners to evaluate options for saving energy and water and making electric appliances safer. Among the implemented measures were upgraded interior/exterior lighting to high efficiency, installed ENERGY STAR rated appliances, installed double pane, vinyl frame low-emissive windows, upgraded HVAC systems in the common area and residential units, and cool roof installed. Through the intelligent energy storage services of partner Stem Inc., which controls the amount of electricity taken from the regional power grid so there is no waste, the average Bellflower Friendship Manor resident is saving about $120 per year.
